    Every day we pull new and changed applications from the public planning registers across 417 planning authorities.

  2. We catch the approval

    When an application flips to approved, we check it against scaffold-relevant work: extensions, lofts and dormers, new dwellings, roof and facade jobs, major refurbs.

  3. It lands by 7am

    You get a plain digest of approvals in your area, with a CSV for the van office. Address, description, council, approval date and a link back to the council file.

Most alert services ping you when an application goes in. That is months early and most never get built. We wait for the approval, when the job is real and the builder is lining up trades.

So every digest carries a freshness line for each area you cover, and we tell you at sign-up if your patch is running behind:

Islington - fresh, newest data scraped within the last day
Example Borough - behind: last council update 9 days ago, results may be incomplete

The second line is an example of how a stale area is flagged. If your area is behind, you will see it before you pay, not after.

Fair questions.

Where does the data come from?

Public planning registers, which councils are required to keep open to the public. We collect them through an aggregation of those registers covering 417 planning authorities, and we link every lead back to the council's own file. We do not republish plans or drawings - those belong to the architect, so you click through to the council for them.

How fresh is it?

We check daily and you get a digest by 7am. Day-old approvals are normal. Each council publishes on its own schedule, though, and a few dozen authorities can be running behind at any time. Every digest says how fresh each of your areas is, so you can see when a quiet week means no approvals and when it means the council has gone quiet.

What does "area" mean?

Your area bundle is the set of postcode districts or council areas you want to cover, usually the ring around your yard that you will travel to for a job. One bundle is included in the price. Extra areas are +£15/month each.

What counts as scaffolding-relevant?

Approved work that normally needs scaffold access: two-storey and side/rear extensions, loft conversions and dormers, new dwellings and conversions, roof alterations and re-roofs that need permission (for example in conservation areas), and larger refurbs and facade works. We leave out internal-only changes, signage, tree works and similar. Classification is rules-based and not perfect, so tell us when a lead is a miss and we will tighten the rules.

What can I do with the leads? (GDPR)

Leads are addresses and descriptions of proposed work from the public register. We do not supply applicant names or personal contact details.

Fine: knocking on the door, a letter or leaflet through the door, ringing the builder or agent on their business number, and contacting the builder on site.

Not fine: cold emailing or texting individuals you found through a planning record. That breaches the Privacy and Electronic Communications Regulations. You are responsible for how you use leads, and our terms say so. This is general information, not legal advice.

What does the free trial involve?

Your first two weekly digests are free. If it is not for you, cancel before the third and you pay nothing. There is also a free sample digest for your area now, with no card needed.

Can I cancel?

Yes, anytime, no minimum term. Cancel before your next payment date and you will not be charged again. The founding rate is locked for 12 months while you stay subscribed.

Why not just use a cheaper alert service?

If you want every application in your postcode the day it is submitted, there are cheap tools for that. We do something narrower: the approved ones that will need scaffold, built for scaffolders. It is a shorter list, aimed at the point when quotes are being asked for.
